Finding home before pre approval?

Okay here is the deal. I am using my Va loan. I have already been told by my mortgage broker that pretty much everything is set and the price range I need to look for a home in. The houses that I wanted before were to much for my debt to income ratio. Now that I know what price range to look for my realtor does not want to show me any houses. He wants to wait for a pre approval letter. Do I really need this or is he just being lazy about showing me houses?

  1. Realtors have to protect themselves we could wind up taking people all over town, using a couple tanks of gas and maybe pay for lunch, only to find out that person doesn't even qualify to buy a magazine subscription.

    Your going to need a pre approval letter to submit with the offer to make your offer stronger. So don't hesitate, get it done. It only helps you in the long run.

    As a Realtor I would feel more like working harder for a co-operative client. Then some one who challenges my every request. You came to me because I am the professional so give a little help here and give me what I need to serve you best.

    Most of all put ALL your trust in your Realtors hands. He will take care of you.


  2. You are free to look at homes now, but most sellers won't take any offer you make seriously without the pre qualification letter from your lender.

  3. Get pre-approved. It is a pain to try to buy a house and have to jump through hoops.

  4. It sounds like you have a lazy agent.  You can search online yourself and tell him what you want to go see.  If he doesn't want to help, why are you using him?  I'm sure there are many others who would be happy to assist you.
