First time Home Buyer in CA?

I am currently on a title and mortgage with my mom that was set up when I was in college on her house. This was to make home transitioning easier if she died. She has been paying the mortgage and I am just named on the mortgage/title. Anyhow, I believe I am no longer considered a "first time buyer".

My fiancee and I are looking to purchase our first home soon. She is a first time buyer. Would we qualify as first time home buyers, even though I am on title of mortgage/title on my mom's house? We live in Los Angeles, CA.

  1. I have had situations similar to this. She can make the  purchase, and then after you are married, do an intersposal deed.  You are then added to the property.


  2. You will not be able to buy a house together as first time buyers, as you are not a first time buyer, in fact you are presently a home owner.    You would not even qualify for a primary residence loan.

    Your GF can buy, without you on the mortgage, if she does it before you are married.
