Fixer upper homes in Southern Cali?

Can anyone direct me to a listings, website, real estate agent, etc... who deals with Fixer Upper homes in good areas? I am looking to purchase one with three of my friends. We're looking for something fundamentally sound (plumbing, foundation, electrical) with a lot of cosmetic damages (holes in the walls, flooring, doors, bad yard, etc...). We're not looking to make a profit, just to fix up a home enough for us to live in and commute to school and businesses. We're looking between the areas of San Luis Obispo county, Orange County (Mostly Huntington beach, Long beach is good too, just not in a rough neighbordhood), Ventura County, Santa Barbara County, and some parts of Los Angeles County.

Does anyone have any ideas or any homes they know of in this kind of condition? We're looking to purchase before next May.

.   There is no single agent or website or company who specializes in fixer uppers.  The fixers appear out of the blue and then they get scooped up.  You will want to spread the word among the agents and mortgage companies that you understand how to buy dumpy houses.  You will pay cash and avoid loans-- those are the sales that don't close because the lenders require repairs.  COnvince them that you understand what an "as is" sale means.  Agents get thousands of calls every week from people who saw a "flip" show on tv but who have no concept of what it takes to buy one.  Get to work.

Any agent can help you, but investors usually bid for those.   Any offer with just one borrower will trump one with 4 unrelated people.
