Flat fee for selling in nj?

i need to sell my condo which is worth 260 to 270k(east brunswick, nj). in this softening housing market, i cannot afford regular commission. is there any good flat fee realter in middlesex county, nj.? or

2. what is the fair 'flat fee' can i offer the agent(for the above house price) so that i can get a agent to accept it easily? can i go 5000 or 6000$ or below that range, if my house sells for 250k?

  1. you could try FSBO.com and they specialize in flat fee owner-sellers. I sold my condo myself and paid a flat fee of 10k on a 385k condo. For your 260-270k place, maybe a $7500 fee would be fair, but FSBO may be able to beat that. Be advised, you will have to find your own buyer, and FSBO only makes sure everything is "legal". Finding the buyer is the tough part. Maybe a real estate attorney would be cheaper; thats another avenue for you to think about. You'd still have to find a buyer yourself, though. Good luck!
