Florida title insurance policy question/problem?

We closed on our home 12-27-07 and the problems began. We finally got our title insurance policy, purchased by the seller (bank owned property, by the way) but it has an effective date of 4-21-08 !!! This is also the date they filed our warranty deed dated 1-2-08 which cost us our Homestead Exemption for 2008. We had to file a formal complaint with the Florida Dept of Finance to get the title company to respond to us. What are the ramifications, if any, of this incorrect policy date? Surprise, surprise the title company is pushing hard to settle with us. There are other issues but this is the one we don't understand. Thank you and any information would be appreciated.

  1. j1883c, Home insurance covers lots of different things. I'm not sure about Florida laws and regulations, so I suggest you contact a local home insurance agent. http://www.easyhomeinsuranceguide.com/Fl... They will be able to assist you.
