Free Thinker no not terrible condition but older?

Its not in horrible conditions I have put in new windows, furnace, ca, insulation,kit floor, bathroom upgrade, roof,new electric service, so lots of musts but it too big for me now, husband passed, kids are older, too big and its an older home built in the 30s I have heard VA will pick it apart

I'm not exactly sure what the question is, but if its to big for you just go ahead and sell it.  If you can't sell it for enough to cover your mortgage and costs you may just have to keep it anyhow (or come up with the difference out of pocket) but if this isn't the case you should be able to get something out of the deal and you can then go live in a smaller (hopefully cheaper) place thats better suited to you.
