Question:

Gas line easement at rear of property?

What does this mean I have no idea and am thinking of purchasing this house any info would be nice thank you.

  1. i always thought it meant that somewhere on your property the gas company put the gas pipe.  but since they didn't own the property they asked the township for an easement allowing them to run the pipes through  property even though they didn't own it.  i could be wrong either way it 's not a bad thing.

Kimmi's right.  It also means they have access to that property anytime for emergencies, and during normal business hours for maintenance (like cutting grass- if they do, or checking their gas lines).  This means they can have access sometimes without telling you, but they would usually contact you in advance if it was going to be something intrusive they were doing.

Easement is the part of land, anywhere from 3 foot to 10 foot wide that contains the pipes that the natural gas flows through to your neighborhood.  The gas company has a legal right to this property and you cannot build houses, garages or such on it.  This protects you and keeps the gas lines from being damaged.

  4. Yes kimmi is right. All public utilities have easements ( Gas Co. Cable Co. Electric Co, Phone Co.  Basically is gives them access to your property for maintenance, repairs, ect. You cant obstruct there access.

  5. Kimmi is correct, and if you do build a shed, or put a fence on it, the gas company can dismantel them, and they aren't required to replace them.   In fact, they might even charge you for that labor.

    Also, the easement means they can enter the property at any time for line maintenance, or improvements.
