So Like my parent friends rented a house that my parents own the guy who rented the house had a buddy and the guy and the buddy could not help and pay so the guy left and now the buddy staying in the house and not paying. IT's been months and he is still not paying we had to pay for all the electric he uses. I already called the police and they said you had to go to court. Now iI hired a lawyer and when we went to court he made a extension. How can I just get rid of him fast. 10 piONT FOR GOOD LONG ANSWER

  1. You could offer him some money to leave.  If you think it will take you 45 days to get rid of him then offer him 20 days worth of your costs - I know thats an annoying way to do this but it will get rid of him.

    Beyond that you will just have to continue with the eviction proceedings there is no faster way to force him to leave.  

    Still, there is no reason for you to be paying the electric.  If its in your name have it turned off, if not then you are not responsible for it.  Once its off (and the water too) things will get more uncomfortable for him and he'll want to leave all that much sooner.

    Sorry, but these are some of the joys of being a landlord.  In the future screen tenants carefully, get good sized deposits, and file for eviction quickly when tenants are late with rent.  You may still get a little bit screwed here and there but cover yourself correctly and the incidents will be fewer and hurt less.
