HELP ive been declined a mortgage?

i got declined a mortgage with halifax, we then used a mortgage broker who used halifax a 2nd time round who approved us. then 2 weeks later halifax said they have to decline us again because they said no the first time. WHY DO THEY DO THIS?? we have now put an application through direct line. can anyone help or put my mind at rest

  1. obviously you have credit problems or not enough income for the house you chose or enough cash up front. Address those issues before going any further.

    Are you buying a house or remortgaging???

    Anyway, declining mortgage apps are a sign of the times... lenders have really tightened up on there lending criteria. The same happened to me and my partner, luckily we were only remortgaging... still pees you off when it happens though!!!

  3. All lenders use different criteria to assess the applications. If you used a broker, he or she must know why the application was declined. Being declined for the sake of it (i.e. because they said no 1st time) is not a reason, Also, you can appeal against the decision too. If you do not have any bad credit history, and are registered at your current address, than you should try and get hold of your personal credit file from Experian or Equifax to see if there is anything there that you do not know about. There is no reason why the new lender will refuse you.
