HOW CAN I AVOID EVICTION? FYI I LIVE IN VEGAS?

Other than the obvious answer....pay your rent, and follow the lease agreement...I am looking for someone who can give me a suggestion *maybe you were in the same boat as me, or your a current landlord*

I am past due on my rent and I received a 3-day notice. If I vacate the premises will I still get "evicted?"

Do most landlords allow you to move out *and have someone take over your lease* and make payments to them for your reminding balance?

  1. I'm a landlord.  If you come and explain your situation to me, i might release you from the rental. If you leave in the middle of the night, i have to go to court to get approval to enter.  You can make it a lot easier on me.  Will you offer anything to break the lease? I have to re-rent it and that costs me time and money. /


  2. Yes, if you vacate, the landlord will most likely proceed with the eviction in order to obtain a money judgment against you.

    Most leases forbid subletting unless permission from the landlord is given first.

If you live in Las Vegas you cannot be evicted with a 3-day notice - it is only used for nuisance tenants, not for non payment.  You should have received a 5 day pay or quit notice.  If the notice is a 3 day notice you can call the Las Vegas constable to stop the eviction process until a proper 5 day notice is filed.

    Other than that, you may be able to work out a deal with your landlord, but he/she has no obligation to accept any kind of offer you make (accept for paying the rent in full.  That cannot be turned down).

  4. Since most landlords are in it for the money, it would make sense that they would allow someone else to take over your lease.

    (I know I would, as a future real estate investor LOL)
