  1. CALL THE BANK THAT IS SENDING THE FORECLOSURE NOTICES!!!

In many cases, banks are now allowing tenants to pay the rent directly to the lender and not forcing the tenants out. Many investors welcome the opportunity to purchase a property with the tenant already in place.

  2. You should continue paying your rent unless you want the homeowner to take you to court for non payment.  If it does go into foreclosure eventually a notice will be tacked onto the house.

She should probably start looking for a new place to live given that homeowner obviously is not making the mortgage payments.

  3. The landlord is keeping the rent and not paying the mortgage.  Contact the bank and ask if they want you to pay the rent directly to them.  The loan had a clause that said "Assignment of Rents".   The bank sometimes rewards you with $500 if you will help protect the property from being vandalized prior to the auction. /
