HUD homes.....negotiate below listing price?

Are HUD homes (listed on its website or listed by agent)...can one make an offer below that ? What is the success rate if at all?

  1. Yes, you can negotiate a price a bit down from the listed price.  However, HUD may or may not counter your offer.  They may simply accept a price from the highest offer.


  2. My experience is that HUD simply says they accepted your offer, or they accepted another offer, or they accepted no offer.

    I see from their records that it is common for HUD to sell homes for higher than the list price but they do sell quite a few for lower than the list price.

    They prefer owner occupied buyers and will even accept a lower bid in order to sell to an occupied buyer.  They will check up later on and even take you to court if you lie about being an owner occupant.
