  1. You don't provide enough information to give you a very useful answer.  Costs vary from region to region and country to country.  Your choice of materials will affect the cost greatly as will the employment situation in your area. -- For example, in Alberta, Canada right now it is almost impossible to get skilled tradespeople for small jobs because the entire province is in "Boom Town" mode -- while in North Port, Florida, some highly skilled tradespeople would be very happy to build your addition at reasonable rates.

As a VERY general rule of thumb, for a one or two room bungalow-style addition with no basement and minimal plumbing, figure about $75.00 per sq.ft. for materials and the same for labor.  This assumes that you live in an area where the housing market is in "slow" mode.

Your best bet is to make a scale drawing of the addition you propose, decide on the foundation type or "slab-on-grade", the size, number and kind of windows and doors, roof style and interior and exterior finishes.  Take the drawing and specification sheet to your local lumber yard and ask if they will do a "materials take-off" for you.  Many will.

Take your drawing and specification sheet to your local county or town building permit office and ask for their comments.  They can often help you ensure that your proposed construction meets the local building codes.

As a side note:  make sure that whoever builds your addition really knows what they're doing when they make the join to your existing house -- at the roof and the walls.  If they don't really understand how to do it, you WILL get leaks that can damage both your new construction and your existing home.  AT the very least, get a couple of books from the library that have good pictures and instructions regarding making waterproof structural connections.

    Good luck
