Have an estate agent find a buyer who had not visited the agent but came in of the road via agents board ?fee?

  1. YES BECAUSE HE HAS ADVERTISED YOUR HOUSE BUT IF THE PERSON WHO CAE OFF THE STREET BUYS YOUR HOUSE THEN NEGOTIATE THE FEE WITH THE AGENT I DID AND GOT THREE HUNDRED POUNDS OFF HIS FEE

I assume he's not on an exclusive deal (if he is, you will have to pay anyway).  If you know that that particular agent's board provided the introduction of the potential buyer to you, then he will be entitled to his fee.  And why not?  That's the deal you freely agreed with him.  I think you know that.  If you are looking for an answer that says "cheat the agent if you can, I did and got away with it", I don't see how such an answer could really help you, you're on your own when it comes to personal moral dilemmas!  As to negotiation, either you admit he introduced the buyer or you deny it, it's all or nothing.

  3. Since it's the Estate agents board that was marketing the property then i'd say they will want their fee.
