Help Deiciding on buying a home in Manteca,CA??

Well I'm buying a new homes in manteca. The main reason it to take advantage of builder incentives that they are offering. The incentives are $10,000 free upgrades, $5,000 free for buying a home before models are built and 3% down payment from the seller assistance.

So everything sounds good and all. But there is a catch. Congress just passed a bill that would eliminate the down payment assistance from the seller. Here is the deal on this" a seller cannot give a buyer money directly, but it can come from a charitable organization though". But congress passed a bill that would stop these little non-charitable organization from existing now starting oct 1 2008.

So that blows now. I found out today that I was approved for a $350,000 loan but now I would have to find a way to pay for the $11,000 down payment since the house I want would not be complete by Oct. 1, 08 and the builder could not assist me with the 3% down payment.

But we found this other house which is already built but has 30 days till its finished. We could buy this house for the same price (price was just lowered $15,000) and get the 3% downpayment assistance from the seller. its a little bigger but not really what we want but would still take it.

So would you buy the house you don't really want cause of some reasons or just forget everything and wait for something else to come up?

ps: A new bill has been made to remove the other bill that took away the non-charitables organizations for down payment assistance. But who konws when this new bill will pass?

  1. With the quantity of houses available in Manteca in your price range, you might do well to chose something else. The area is awash in bank owned homes or short sales.  You can clean up with a very new house and not worry about new construction.

  4. It would be tough to get a foreclosure to close in time, unless it is already in escrow and/or you are offering a full price offer.

    If you want you can send me your email address and price range (I will forget it is 350) and email you a list of what that will get you in Manteca.   You might think about Ripon too.

Hmmmmmmm you are in a bit of a pickle there...  I am in Texas --and set to close on a new house this week (Thurs).  The advantage of building new was that I got to pick many of the home options, colors etc...  I had looked pre-owned BUT with the (then) current interest rates it made more sense for me to buy new with the builder incentives offered and it allowed me to get "more house" because they did a buy down on my interest rate.  I have saved some money and am using some of that to pay my 3% for the FHA.  I wold suggest saving some money to get EXACTLY what you want.  There are so many expenses involved that many people overlook prior to the 3% and moving in like home inspection $350 (did it TWICE--once for the pre-owned home & now the new construction) window blinds for 13 windows (stock blinds appx $700 + installation) movers, boxes, tape, transfer fees for utilities etc..

    Moving is NOT cheap..I would suggest you save your money up and get what you want.  Things are VERY different in California than in Texas but the bottom line is that you still need/want some money in your pocket for the additional expenses involved with homeownership & moving.  

    Wait it out there might be a better deal for you if you do...and remember that you don't have to pay the "asking" price that the builder is listing the house at..NEGOTIATE..but I do feel you need some money in the bank prior to moving forward not just for your downpayment but for several reasons/things
