No, I'm not emancipated. Yes, I'm aware I can't legally be held to a least. Not everyone requires that you sign one. I have a full time job and lots of money saved.

  1. 99.5% of landlords require a lease, which is a contract, which minors cannot sign...18 years old in some jurisdictions, but 21 in most.  Also, most landlords will run a background check as well as a credit check....again, legal/age requirements are involved.

The reason for the lease is that it protects the landlord (to some extent) as well as the renter. You MIGHT find someone willing to rent to you, like a single-family homeowner with a garage conversion or an extra room. But, given the favoritism shown to renters in a Landlord-Tenant court proceeding, I believe that you will not have an easy time finding a place to live. Nonetheless, good luck.

  2. You can't be legally held, so therefore, NO LANDLORD is going to rent to you.

Verbal leases that fall under statutory laws govern a tenancy in the absence of a written one.

You'll figure that out when you start looking.

PS: Why aren't you in school?  Your money isn't going to last very long when you move out of mommy and daddy's house.

  3. Not only can you not be held to a lease, but you can't be required to honor a month-to-month agreement either, nor can you be successfully sued for damages you might cause to the property while living there.  In other words, a landlord has NO RECOURSE against you whatsoever.

Now, do tell, what landlord might be THAT stupid, to rent to you, with no recourse ?
