  1. If you do not have parking and are not right off a train/subway station, then you have to rely on your local clientele that can walk to your location.  That would severely limit your dine-in customers.  It might work out if you offer delivery but it does not sound like that is in your business plan.  I would look for a different location.  You want it to be very easy for potential customers to stop by.  Remember the line, location, location, location.

  2. it honestly depends on the surroundings of the restaurant.  It will be fine if it is located in the city where people can get there by riding a taxi, bus, or metro/subway.  If it is in the suburban area where one would need to drive there than I would say it might be a problem.  People are less likely to pay for parking or walk too far just to eat, unless the food is extremely good.  And at the rate of our economy, people are less likely to shell out money for parking.  I live in California and having parking space is really important even for a restaurant, so maybe you should ask tenants around your restaurant and see what their situation is.

  3. I tend not to go to restaurants with no parking lot, cause I don't want to pay for parking and walk, and I also hate parallel parking, just like pretty much everyone else..
