  1. Your drain pan line is plugged up.

There is a pan under the air handler that collects condensation from the A/C coils and drains it into a hose that drips outside (usually under an eave here in Houston).

Algae and stuff build up in this hose over time (the water seems to be the right temp to keep them happy).

Find the hose that connects to your drain pan and blow it out with compressed air or a very thin piece of wire.

To prevent this from happening again, pour 1/2 cup of undiluted bleach into the drain pan once a year (spring is best) and it will prevent the algae from plugging the line.

  2. A/C removes water from the air. The water should drip down to the bottom of the unit and drain to the outside through a drain pipe.  Sounds like your drain pipe may be stopped up. See if you can locate a drain pipe near the ground on your A/C unit.  If it's stopped up, you'll need to use a piece of wire or a plumber's snake to try to unclog it.

  3. i bet the coils inside the unit are freezing. you should call someone to fix it.

  4. This is something a serviceman must fix.
