Real estate may provide you with the most passive income, that is you only need to own the property and collect the rents, maintain the building, pay the taxes, and market to tenants.  Depending on the amount of ownership you have in the real estate and the income it receives  real estate could be a good strategy.  Coin operated car washes and laundry facilities offer less work load than full service like gas and car wash/w detailing.  good luck with your choice!  Not to forget the location could be the biggest factor in being successful.  A hard working guy in a low margin business like gas can make more in a good location than the owner of a building in a bad location. location is key in whatever you do......

Nothing has a set rate of return unless it is a CD or savings account or similar.  The best investments are probably index funds.  However you can't make a living now, off of investing in index funds.  And real estate sucks up a lot of time for management, not to mention the "upside down" trap. So starting  a business would probably be a logical choice.  I found an easy business that doesn't require much time or start up and I have been managing to make an extra few thousand a month off aside from my full time income.
