Home Security System for a house I rent?

I am goign to be renting tha main floor of a house and am interested in getting an alarm system. Is this allowed, or does it have to go through my landlord first? If a security system is placed upstairs, will it also have to be applied to the downstairs residence?

  1. You definitely must get the ok from your landlord first.  Systems and coverage vary (1 camera vs. 5 camera system).  If you only want coverage for a particular level, that is also possible.

  3. You need to inform your landlord as the alarm company will need to drill holes and run wires and stuff.  Still, since you are improving the house and paying for it yourself they'll probably be happy for you to do this.  Not sure if the downstairs would be affected at all.

  4. Yes, you need the landlord's written permission, if for nothing more than to protect yourself.

    Even wireless systems require the mounting of sensors to doors, windows & woodwork. If it requires a s***w to be mounted, the landlord needs to give permission.

    Also, if it is going to be a monitored system, the landlord may be charged a fine, as the property owner, for emergency/police dispatch due to nuisance or accidental alarms.  

  5. It has to be approved by the home/building owner, not the landlord.. unless the landlord is the owner also. In which case the owner should be placed on your alarm call list in the event of a fire alarm.

    It can be applied to where ever you like it to. So if just the upstairs is what you want then they can do that for you. Although the security panel itself may have to be mounted elsewhere. All depends on the building. Just make the security company aware of your living arrangement and advise you'd like the security panel (security box) somewhere in the upstairs as if it were somewhere else other people would have access to it and could tamper with it. The typical mounted spot for a panel is by the electrical breakers but more then likely they'll be able to keep it upstairs for you. :)

  6. You can install a security system for only the part you are going to be living in, but get WRITTEN permission from the landlord first. In most states once something like that is installed you can not take it with you when you leave.

It would be wise for you to inform your landlord, even if its not in the contract.  However, you don't have to worry about running wires as some others have mentioned.  You have the option of installing a wireless security system that will give you the same coverage, without the hassle of installing wires.  In this case, your landlord shouldn't care, since you're not negatively affecting the home.  And, you can take the security system with you when you move.  The wireless system can still be monitored through a central station, just like a hardwired system.
