Home for sale, what do you think?

our home is for sale for ****** and there is this family that wants to live in the neighborhood we live in. the other house is 10,000 cheaper. They are desiding between. They have looked at our house and the other peoples but they are really laidback (they said they were looking at it one week then changed it to next week), otherwise, they arent that aggressive. Our house is nicer, (newly painted in and out, new lighting fixtures, new faucets, granite countertops) and theirs has laminate, none of what i said above on ours, DRIVE under garage, not a backyard near as nice as ours, but it does have a sunroom and partial basement (i think unfinished). OH and OURS has HARDWOOD FLOORS THROUGHOUT. Only carpet is inbedrooms (not including master) and steps, ALL replaced this year and none of theres has been replaced. Which house do you think you would choose?

OURS or THIERS. Please dont be nice and just say ours. give me your honest opinion! THANKS

  1. Don't worry, your house sounds great and should sell fast anyhow. They will lose out on a great deal in the end. Perhaps they don't want a huge yard because of the upkeep and don't need so much room? Who knows. Good luck to selling your house.


  2. I wouldn't count on the people chosing your house. $10,000 is a lot of money to some people. If they are as laid back on buying the house as you say then your house just isn't everything they want.  If it was they would have made the offer already.

  3. Uh, usually granite countertops cost about 10,000 have installed... no brainer.

  4. Your house sounds great. But 10k can be a deal maker or breaker for some people. Also, if depends if there are a lot of houses on the market in your area and what similar comps in your area/neighborhood are selling for.

    How much wiggle room do you have? how much of a hurry are you in to sell your house? are you offering any incentives such as closing costs or including any appliances such a refridgerator or washer/dryer? If you are not in a hurry to sell your house then I wouldn't worry. The perfect buyer will come along.

    Right now with the housing crisis that is going in in most of the USA there are an abundant of homes available. If you are a buyer, it's a great time to buy. But not necessarily a good time to sell. Houses in my prime subdivsion, in a prime GA county are sitting. Whereas they would be sold within 1-2 months. Good luck!

  5. You have to realize that people have different tastes and needs.  Your house with hardwood floors sounds nice but without photographs I can't know for sure.  What is the square footage?  Is yours a corner lot?  How much storage do you have?  For some, a basement is an added bonus.

    One thing I wanted about my house was a big back yard to start a garden.  It's taken me three years but the vegetables are coming up nicely now!  I don't care about the old laminate in the house but the outside is beautiful.
