Question:

Home inspection reveals plumbing leaks. Where will it end?

Recent home inspection revealed major water line leaks. We were not able to perform a complete inspection due the amount of water. Seller repaired the leaks so we re-inspected. During re-inspection, we found even more leaks. Basically, all sinks have leaks under basin, one of the toilets on the 2nd floor leaked, there were 4 line leaks in between the 1st and 2nd floor, the kitchen sink valves won't turn on, the water heater leaks and the clean out drain leaks.

I'm worried that even after these repairs are done, there will be more issues that we haven't seen yet. Am I overly concerned or likey correct? We don't want to lock ourselves into a situation where we have to replace all the plumbing.

  1. Your contract was subject to a final inspection which has failed.Then the contract should be voided(unless it specifically said that failures could be repaired) I'd try to get out of it because the owner hasn't kept the place up and probably took the cheapest way to fix the problems.


  2. Get an estimate from a plummer for total replacement of the system and double that price and ask for that amount of the selling price. Then offer the seller to have a licensed plummer replace the system. Give them the option to have a professional do it or give you the hefty discount of you doing it. If they don't like this idea then don't lock in , walk away. I believe your looking at a neglected home. The plumming will not be the only thing you find wrong. Water damage can cost you more than you want to deal with from a new home and may cost you a raise in insurance premiums if you have to claim it. There are too many houses out there to choose from right now. Personally I would walk away now without even offering the choices, sounds pretty risky myself. Remember once your locked in your stuck with it.
