I do have a few criteria. I prefer an area where my son can ride his motor bike. A very long driveway or field in a neighborhood where there are no noise restrictions would be great. I can put about $15,000 or so down. I can't finance the rest, however, until I sell the house I am currently in. An old mill neighborhood would be fine. I am on a tight budget. I woulld be interested in a fixer upper without significant structural or termite damage. The neighborhood does not have to be elite. I need a minimum of 1,200 sq feet. Why don't you talk to a few realtors in Charleston?  I'm sure they can help you much more than anyone here can.  If you have a realtor selling your current home, you can ask them for a referral as well if they are from a large national company.
