Question:

House inspection from agent or from city hall?

My city hall is charging 200 for the house inspection whereas my agent recommend an agent for 300. What's the difference? My agent said his guy will do a more thoughrough job where city hall's inspector will just inspect with a quick glimse...i dont' know if what he said is true. base on your experience, who should i go with?

BTW, my city requires that i have the house inspected and have the report on file before i move in.

  1. I would go with the city hall guy.  They do not have to answer to their Realtor friend who wants to make the sale and you can bet your Realtor is getting something for referring the guy.


  2. honestly, I haven't encountered an inspector, (yet) who takes a quick glimpse, especially when it comes to home inspections, so I don't know why your agent would tell you that.

    I would go with the inspector from city hall.

Well it depends on if you are just getting the inspection because your city requires it or because you are wanting to protect your investment.  $100 more is not much to ask to protect your investment and I would never trust the city to protect my investment.  Your agent has very reputable people they work with alot and is most likely more trustworthy.  The inspections around my area are $290 and up.  So thats about right.
