I bought a house about a year ago now that at the time we did not know needed a new pump and holding tank for the well. My question is...is there something I can do to get that money back since 1 the Company that winterized it didnt drain the holding tank which made it go bad and 2 nothing was disclosed about the pump being bad.

it was a hud and said sold as is and all of that so I know I can't go after hud. Is there anything I can do at all?

  1. Now you get the idea of inspectors........my guess is see how fast you can fix it for your self.....do it right one time...and forget about it...............good luck........if you have time and patience you may have some recouse.........but I doubt it...sorry......

  2. No, since it was sold as-is. You would not have been allowed to get an inspection for this type sale anyways. I checked into that when I was house shopping.

  3. no

  4. With HUD you're pretty much stuck. My husband and I are both Realtors in MI, and we bought a HUD home a couple years ago. Our house was also not winterized properly, but because it was HUD we weren't allowed to put the utilities on before the closing, so obviously the inspection was done without the water, heat, etc, being on. I'm guessing yours was the same case. If the utilites aren't on, there's no way for the inspector to test those things. I

f your utilities were on when the inspection was done, the only thing you can do is complain to the inspector. Even if you end up taking them to court though, the maximum amount that they're liable for is however much you paid for the inspection. So.... it's hardly worth the effort of all that to get your 3 or 4 hundred dollars back.
