House offer price how much?

found the house we like dont like the price £129950 allthough 5% deposit paid by vendor.... hence they want a quick move now..

been on the market over a year , needs a new bathroom suite, kitchen part complete,needs decorating top to bottom there is also an asbestos garage to be dismantled and taken away...

what should we offer we wont pay more than £120000 for it

but its a good area has off road parking.....

please help. we put in a cheeky £105000 offer tuesday you never no till you try eh ....

was refused said they cant go that low so left it till today and now considering upping the offer but to what?????????

  2. Try and odd number like £111k, seems to go down better than £110k, you can always go back again and again up to your max.

  3. taking into account them amount of specialist work that needs doing, I would say no more than £113,000, and if the house has been on sale for as long as it has, and they don't accept that, then they can't be that desperate to move.

  4. It depends just how desperate the vendor is to sell. Do they have a house that they want?

    The works that needs doing sounds about £7k worth, if your using contractors. If the house has been on the market for 1 yr then the price should have dropped due to the way things are at present.

    Speak to the agent, and get ask if they said cant go that low, then what price are they looking for.

    Then they should come up with a realistic price  they want and you can offer just below that, after saying you need a day to work out you finances, and this is your maximum offer.

    At the moment you are in the best position, buyers are rare?

I work in an Estate Agency and I can tell you a house is worth not always what the buyer thinks, but it depends how much the owners want to sell.  We have houses where the owners are in no hurry to move and are prepared to sit out the recession and will not drop their price at all. On the other hand, if they're desperate, they should take offers, but they won't do so if it means they can't afford to buy what they want.  It all depends on the vendors' circumstances, so you should find out.
