House valuation?

we are having our house valued by the bank next week so we can have extra funds on the home loan to do some renovating. are there any tips on how to make the property that little more impressive/valuable to the valuer?

  1. Here's how an appraisal works in the US.  The appraiser (or valuer in Australia) comes to the house, takes measurements and looks around.  Then the appraiser goes back to his or her office and compares the house to other houses that have sold recently.  He/she will compare the square footage of your house to other houses.  Also, whether there's a garage, a fence, if the kitchen is updated, and things like that.  You can make sure your house is clean but that really shouldn't matter.  The valuer will be looking at the size, condition and amenities.
