  1. offer to put down a depost for potential damages.  that's what most landlords are concerned with when they don't allow pets.

  2. Sorry but I don't see any way to persuade him.Your landlord is obligated to treat everyone fairly. If he were to allow you to have a dog then he would have to let all the other tenants have a dog if they wanted. Also when living in an apartment or flat there are other tenants that may be bothered by a dog barking etc. So the landlord is again obligated to control any potential nuisances.

  3. Most agreements between new tenants and the landlord / owner have clauses in them about pets.

For example, in my apartment building, tenants are allowed to have cats but not dogs.

I have a friend that lives in an apartment complex, with about 100 units in the area.  His complex allows for pets, but a yearly fee is charged.  $100 for large dogs, $75 dollars for medium sized dogs, and $50 for small dogs, cats, birds, and any other pets.

Personally, I love ALL animals, but I certainly couldn't stand to live with, next to, above, or below a constantly barking dog.  It would drive me insane.

  4. I'm guessing your landlord has said you can't have pets before? Just try asking him. If you have been a good tenant so far, he may be quite understanding. Go armed with all the info you need about your dog-how big it will be, where it will sleep in the flat, etc and explain you can understand his reservations but want him to know you wil take good care of the flat regardless of a pet or not. But brace yourself for him saying no. Good luck!
