  1. Your best bet is to contact a real estate company in your area and list it with them. They will be able to give it good web exposure, plus they can expose it to all of the other rea estate agents in your area.

    Be prepared to price it competitively. Selling it a little bit below market and taking less than you thought will be better than having a forclosure on your record.

    Also, VERY MPORTANT, Contact the bank,don't ignore them, they will work with you to avoid the forclosure if you make some effort.

  4. Pull out your digital camera and take a total of 3 nice photos of your house. Then go to www.craigslist.org and list it with a brief desciption of your home and your scenario if you like. Trust me someone will contact you but you have to be ready to negotiate. Another method is to look in your local paper for people who buy homes. They'll come to you and help you out of your situation. Good luck!

  5. As a Real Estate Agent I can tell you to get an agent asap, He/she will take photos, and get it on the MLS right away. They also advertise everywhere they can at their own cost. Price is right...below market value...and you'll surely get interest right away. Its better to sell it for a bit less , than have to deal with the horrors of foreclosure. Not good on the credit rating my friend. Talk to the mortgage company threatening foreclosure, and see if you can come up with a mutually agreeable payment plan or deadline . Let them know you have the place listed and hoping for a quick sale. They may stall the foreclosure to give you a reasonable time to sell. Wish I were there to help you, I live in Ontario Canada. Find a good Realtor...a reputable company with good networking system such as Century 21. They thrive on networking and referrals, and may very well find someone within the system to take the place off your hands. Best of luck to you my friend.
