  1. Are you trying to profit off someone else's misfortune or are you trying to illegally find these people to harrass them? Either way you can suck it!


  2. Unless legal documents are filed, as with a foreclosure this is not public information.   There would not be any list, and anyone with the information would be violating peoples right to privacy if they were to public disclose it.

  4. There are a whole bunch of ways. (And for those who criticized your question, the people falling behind need help. And if you can offer them a solution to their problems, more power to you. I imagine you're thinking along the lines of short sales, subject-tos, and--where there's some equity--straight purchases. All entirely legitimate.)

    There aren't already prepared, nice clean lists of people falling behind. But there are plenty of ways to find those people.

    Market directly to them. Send direct mail (postcards or letters) to people in areas that you suspect may be having difficulty. You can rent mailing lists, or you can get lists from real estate agents. (They'll pull the data from tax records.)

    Advertise on CraigsList. Look under "Real Estate Services," "Financial Services," and "Housing Wanted" for people who are already doing it. See what their ads say.

    Network with people who encounter homeowners falling behind, but who aren't able to help them. Two major groups: Real estate agents and mortgage brokers. Real estate agents because homeowners want to sell, but don't have the equity to do so. Mortgage brokers because those homeowners want to refinance their mortgages, but, especially if they've missed payments, they're unable to do so.

    Use other techniques that real estate investors use. These include "bandit signs": those 18"x24" signs you see on roadsides saying "We Buy Houses." They work; you'll get calls.

    Check the courthouse. Since the NOD hasn't been filed yet, you won't find any there. But look for other indications of financial distress. Here are two ways: (1) Other liens, especially large ones, filed against homeowners. And (2) Evictions in landlord-tenant cases. The landlord may have been in a situation where he wasn't receiving rent for 4, 5, 6, or more months. That may have forced him to miss a payment or two. Even if it didn't, the owner is likely to be a "don't wanter."

    Those are just a few ways. But they ought to keep you busy for awhile.
