  2. Sandy,

To the best of my knowledge there are no free places online. You can use http://topix.com or http://Trulia.com for free. They receive updates from Realtytrac starting with the Notice of Defficiency (NOD).  There will be a street name but not an address.  Select foreclosures from the choices.

MLS's will eventually have REO (bank owned) homes that have gone through the entire foreclosure process and redemption period. You can look at your local MLS from http://mirealtors.com Select Consumers from the top menu and then search Listings on the right hand column to find your area.

I suggest trying a local Title Company. Many receive a weekly or daily update of properties receiving NOD.

Alternately, you can shop "short sale" properties through a real estate agent. Within the description of these properties should be (and this may vary by area) comments like, subject to 3rd party approval.  Expect several months for bank approval and closing.

  3. The MLS includes foreclosure properties.  Find yourself a Realtor who will send you the listings.  It does not cost you anything to work with a buyers agent.

  4. As a fellow Michigander, I signed on with a realtor and get listings on a daily basis.  Depending on where in Michigan you are looking, I may be able to make suggestions for realtors as I have family members who are real estate agents as well.
