Question:

How can i tell who owns a property?

About 6 years ago my parents sold their property in Hollywood. They then moved to a new location and have been there ever since. Just yesterday my dad received a notice in the mail that stated "This is not a Bill" But it was the tax information on the property in Hollywood he sold 6 years ago. He was extremely concerned (as am i) and we both searched the property apprasiers website and the tax information you can find online. These are both showing my father still owns the property. The Hollywood Property is stating that no homestead exemption has been filed, but all taxes are paid.

After looking through the offical records search online i came across a "warrenty deed" that states my parents as the "grantor" and someone else as the "grantee" and my parents signature at the bottom. I then search the name of the person listed as the "grantee", in both websites, but nothing comes up with that name.

Can someone help?

Who actually owns the property?

Was something misfiled?

What should they do?

  1. You can go to the manucipality where they have all records stated. Try to find out if your father has been listed as the owned and if his name is on the deed then there should be no worries

  2. Something was misfiled.  Contact the tax assessor Monday morning, they will get it straightened out.

The poor buyer may find themselves with a tax bill, they have been under charged if the sale was not recorded correctly.

  3. .    Lots of tax bills get mailed to the previous owners.  That doesn't mean they own it.  They signed a deed. The new people own it.  I always get worried when i get one of these.  Don't worry. Once i called the Assessors Office and they said i was not the owner.

  4. You can check the "situs index" at the county assessors office.
