  1. Herzberg's two-factor theory: -

    Maintenance: humankind has basic needs (hygiene needs) which, when not met, create dissatisfaction. However, meeting these needs does not make us satisfied, it just stops us from becoming dissatisfied. Herzberg used the analogy of  'hygiene' as it aptly describes something that is necessary, to maintain good health by prevention of sickness - also termed as maintenance needs, e.g. supervision, working conditions and company policies.

    Motivators: a separate set of needs which, when resolved, can make employees feel satisfied. Numerous examples of reward exist, e.g. Salary enhancements, sporting facilities and company cars.


  2. You will need to look at the maintenance factors such as:

    policy

    relationship with supervisor

    work conditions

    salary

    company car

    status

    security

    relationship with subordinates

    personal life

    Job satisfaction comes from a wide range of different issues. You will need to address those issues and 'maintain' them. You'll also need to give motivational perks such as achievement, recognition, responsibility and also job advancement.
