I am looking to buy a foreclosure in the future. I do not want to pay for a service to find foreclosures.

Will a bank give you the list for free?

  1. First, every bank owned home that they have "taken back" they list with a Realtor that will put them in the MLS.  So if you buy a list you are getting scammed.  Any Realtor website will have them listed along with every other house that is up for sale.

    That brings me to the second thing.  Never buy something based on the status of ownership.  Look at every house for sale that matches your wants/needs and select the one that will get you the best deal.  That may very well be a foreclosure- but I have seen a lot of people pay way to much lately for houses and it is this foreclosure myth.  They can be a good deal- but they can also be a bad deal.

There are web sites that charge a membership fee to view all foreclosures in any area and ma be worth the fee.  In my state the foreclosures are advertised - but not always in the local paper - they are posted at the court house - they are auctioned on the front steps of the court house at least 2 days a week starting 1PM - when I have gone to observe the procedure I find that there are more houses offered than I had seen advertised. That is why the service may be a good investment.  Also a bidder must show up with a certified check made out to themselves in the highest amount they are willing to pay - if they bid and win the house for a lesser amount, the balance is refunded - but if the check is not enough to cover the opening bid, they can not bid at all. Yes - check with your banker to see how they handle their foreclosures - you might get the ins on one.
