  1. The luxury apartment I lived in didn't have a basement. I lived in Carrollton, North Dallas.

  2. I  have  wondered that myself.  Ive  said  if  I can ever  build  my own place  it  would  have  a  safe  room or  basement. We  do  get  some  rough  hail storms  and  occasional tornado activity.    When I  was  young  my parents lived in  a  house with cellar and  we  went to it  many a  time.  One  time  I  was  so asleep I had  turned  around  and  went back in house on way to celler/basement.  Im  still teased  to this  day.  *mamatx

  3. A lot of areas don't have basements because the water table is too high.

  4. Because unlike the north your house would pop like a champagne bottle from hydraulic pressure.

It can be done but its very expensive and most builders won't spend the money.

Instead enjoy your two car garage because that's what replaces it.

  5. I always thought it was due to the soil in Texas.  The houses here are always shifting and the foundations crack.  I saw a brand new home once, that had a basement, and there were already cracks in the walls.  Not good at all.
