Of course lowering the price is an option.  However, higher visibility is at least as important, because the more people who see it mean the more people who are likely to buy.  To this extent make sure your agent is working aggressively for you.

You'll also want to consider offering owner finance (loaning some money to the borrower for a 2nd mortgage), which will allow more people to buy the house.  Another option is what is called seller concessions; this means you take some of the money they agree to pay you for the house and credit them towards their closing costs.

If your agent doesn't already have a lender who will do 97% financing, you need to find a new agent who can get most people qualified with very little down.  That will help bring in more borrowers.
