How do I build a second level on my house?

I have a rambler house and ceiling leaks and I need to add second level to my house and I wonder about support for the second level and drawing for the second level.

  1. there are some very important areas that you need to look at;

    are the existing footings adequate for the additional loading?

    are the existing walls capable of sustaining the extra weight?

    what is the condition of the walls? and etc.

    you will need planning permission and building regs which will require drawings of the existing layout, the additional layout, the roof layout, drainage and services and etc. It all screams for getting the proffessionals in i.e contractor/engineer and architect. Don't try to go it alone unless you have a lot of experience in building/extending houses.


  2. You hire a contractor and get permits. This is not a do it yourself job.

  3. May need to add a few beams to carry the weight of a second floor, but anything is possible if you are willing to pay for it.  Call a good contractor and he will know the correct supports and drawings needed.  Adding an entire new level is not a typical DYI project, too many potential problems you really don't want to face on your own.

  4. You need an architect and a good and honest contractor. An additional level requires  a lot of adjustments and additional support from the first storey (level). The architect will do the structural plan and cost estimates and the contractor will be the one who will build it.
