I rented out 1 bedroom, but now realized I want to be on my own again. What legitimate, legal way do I go about?. Everything was verbal, not written contracts. He/She is not on the lease. lastly, He/she gave me 1st & last months rent. So, how does that work?

  1. you owe roomie 30 days advance notice from date rent is due. . . .as you have an oral month to month lease between you

how long have they been in condo with you?   was there a security deposit in addition to the first and last month's rent?   if not, then the last month's rent is for their last month in apartment. . .and you have no damage deposit. . . .you should be flexible and give they extra time if they need it, or less time if they find a place as you are greatly inconveniencing this roomie

If this is not your condo, and the roomie isn't on the lease, you are probably violating YOUR lease terms

  2. I would kick you both out for violating my lease with you.

Give a 30 day notice under your State laws.

  3. You are required to give notice, even if you are just subleasing space in your condo, even if there is no papers that were signed.  I'd suggest checking tenant eviction laws where you live.  You may also just talk to your roommate and explain, and he or she may agree to start finding a new place to live right away without having to deal with all the legalities.
