How do Real Estate agencies determine which realtor gets to sell their houses?

Which realtor gets to sell to exclusive house? Which one sells the fixer-upper? How is this determined when an agency has up to ten agents? Is it by who takes the initial phone call or who is on duty? Do brokers assign them? Is it by territory? Just exactly how does an agency determine which realtor is going to show and sell a certain house? After all, the commission is at stake. How is this usually determined?

  2. It’s not all that common that a person just randomly calls up a real estate office looking for an agent. I won’t say it never happens, but it’s far from the norm. You shouldn’t expect to be handed business.  Usually agents drum up their own business via prospecting or past client referrals.  

    If a random lead ever does come in, different offices have different ways of dealing with them. Offices that have phone time requirements (total waste of time if you’re an agent) would probably let the agent have that lead. Offices that have fulltime receptionists often give the lead to whatever quality agent happens to be in the office then.

    The only time that you might expect to be given leads is in the case of relocation.  Big relocation companies establish relationships with several real estate offices in a given area. Within those offices, there’s usually a person who acts as a main point of contact for relocation companies. And then that contact can give leads to agents who are experienced and have proven results. Relo relationships are too financially valuable to risk on less than stellar agents.   Please note lead does not equal listing. It means you can call the client and try to get a listing appointment to see if they’ll choose you as their agent.
