How do i buy a bank owned home?

do i just walk in a bank and ask for a listing or do i need to got a realtor?

  1. Spencer, all bank owned properties that are available for sale, are listed with Realtors. Lenders don't have the time to deal with the general public.  Select a Realtor that has some experience selling bank owned properties so that they can advise you properly about the process and what to look for.  If they have no idea how lenders work, it could cost you in time.  One more hint: don't low ball - banks hold offers to force buyers to offer more.  So make your best offer the first time.  


  2. You need a real estate agent, the banks do not sell property themselves.     They have an agent of their own.   The process is not different then a normal sale, except it is "as is", there are no disclosures, nothing will be repaired.
