Such sales are very rare, since sellers don't want to play 'lender'.  They want their monies out of the place.  You can inquire of a real estate agent to see if they are aware of any possible land contract sales.

One of the better ways to find these types of homes is to call classified ads where the property is being advertised for rent. Also call on "lease option" or "lease purchase" or "rent to own". Those are the key words you'll look for in the ads to find a motivated seller. They may be owners who've tried to sell but had no luck and don;t know what else to do other than rent or lease out the property. These will be your best prospects for buying on a land contract. Markets being what they are today, you'll likely find a seller without to much trouble. Another avenue would be to contact local investors. Check for investor clubs, investor network meetings and of course, look for those "we buy houses" signs out there (call the number on the sign and tell them what you're looking for).
