  1. looking for a place which wants a full years rent in advance is trying to rip you off. try going to local council they maybe able to give you temporary accomodation.

or they maybe able to tell u landlords which will accept housing benefit.

  2. go to your loccal help shop

  3. go to http://rightmove.co.uk and type in what your looking for, a studio flat is probably best, then phone all the agents and ask them if the landlord excepts dss.

im afraid its going to be tricky but then beggars cant't be choosers can they.

here are some websites that might help.

http://directgov.co.uk (will help you find work also)

    http://shelter.org.uk

remember you can still claim housing benefit/tax credits even if your work full time. dont be afraid to work because even doing 16 hours a week is better than nothing.

  4. a 52 week deposit is unreasonable and should not be considered

a more reasonable deposit can be assisted by the 'rent deposit scheme' - visit your local CAB for information, this is a low interest loan to cover a couple of months worth of a deposit

  5. speak to your local council, there is something in place at the moment where councils are able to lend the money for a deposit and the first months rent, but they have it back when you leave the property. They can't do it unless you are eligible - but i'm not sure what the criteria is in your area.

As has already been stated - people can't ask for a year's rent in advance. I'm pretty sure that he deposit has to be less than two months rent and then one month's rent in advance, so at the maximum they should be asking for three.

    Good luck.
