  1. I'd find a good graphic artist that can take your ideas and put them in a together in a dynamic way to maximize readership.

You can come up with some great ideas but if the piece is just tossed away what difference will it make.

Sometimes HOW it's presented is more important then WHAT is presented.

Even picking colors can make a difference.

Sounds like you have some good ideas on what you want to offer. You just need to find a good graphic artist that can make your ideas pop!

I just wrote this in another answer. Craigslist has some people who are looking for this work. Have them send you some of what they did. Find someone YOU like to work with. If they are good they should be steering the ship here with your ideas. If you are coming up with the ideas they aren't for you.

I'd say 2-300 US for this.

  2. How about something like this...

    Summer Special:

$200* moves you in. Pay no rent till August 1.

What are you waiting for? Come live with us at the

    ABCD Apartments.

(in smaller type) * Includes application fee and deposits.

(starburst/rectangle): The only utility you pay is electric!

If I were a renter, I'd also like to see a quick gander of your amenities, such as:

    • spacious 1-and 2-bedroom apartments

    • heated outdoor pool

    • on-site fitness center

    • covered, assigned parking

    • easy access to public transportation

    • walking distance to shops and restaurants

    • high-speed internet access

These will help underscore the value of your $200 move-in special.

Also, be sure to include the address of your complex and the manager's phone number. Often times, a renter will collect several flyers and may forget where your particular complex is located. You need to make your flyer "fool-proof" for prospective tenants.

If there are photos of your apartment complex on your website, you will also want to list its URL.

    Good luck filling your vacancies.
