  1. why be polite? You are not a charity.  Utilize any legal means possible to get the situation taken care of.

  2. listen to some people who are good at getting their rent in, and try some of their techniques. The thing you really need to be wary of is the tenants who will say they'll come in and pay - but never do, they also tell you all their other debts (people with rent arrears usually have other arrears, whereas people with debts don't necessarily have rent arrears) and that aunt f***y died, their son was in hospital blah blah blah. DO NOT get distracted by this, stay firm  and polite and ask them when they will be coming to pay.

Learn about the arrears recovery procedure your company follows and let people know - you'll get a letter this week, a letter next week and then we'll be looking at court action... explain it fairly and simply and hopefully people will pay up.

BUT, some people are in trouble and may need help, advise them about housing benefits, tax credits, other benefits that they may be entitled to - the more money in their pocket the more they can give you. Refer them to debt advice centres and CAB. All of these places will advise them that their rent is debt priority number 1 so they won't be sending them off to pay their catalogue bills over you.

It comes with experience, good luck

  3. If you work for a letting agency, then you should know the procedure for chasing overdue rents. The more you threaten tenants the longer they take to pay.

I found politeness and a firmly written letter, works with many, the others respond to a section 21.

  4. Most of those tenants won't be nice to you.  Be prepared. But you don't need to be rude though, just sound business and you sure are doing business and remember to tell them the consequences of not paying rent.

  5. 7 day notice.  google it for free forms.

nothing says I love you but...  like a 7 day!

  6. I agree with MM C. Just explain the situation and stay calm and professional, after all you are doing your job.

If they cant  or wont pay, sorry, then they have to move out. That is life.

  7. Tell them "You signed the contract, the contract says pay up on this date or we will start proceedings to have you removed from the premises!"

  8. why be polite.  One of the best ways to push them to pay is to charge late fees - every time!!!  No matter what they say is the reason.
