  1. see a real estate or estate attorney.  They can prepare a new deed.  you will have to bring a copy of his death certificate.  The propoerty taxes should not change.

  2. don't sign anything for your deceased father. depending on where you live it will differ.  Go to the courthouse and ask the clerk what you need to do.  That part will be free and may save you money in the long run.

  3. You have to see an atty and create a new deed.

Or you can just make a new deed just like the one you have, Copy it word for word stating that your Dad's sells you the property and sign your Dad's name have it notarized and record it.

Its only a problem if your Dad objects to it, but I highly doubt he will be objecting

  4. the property taxes might change if he was getting any discounts. like veterans discount or senior limited income discounts.

  5. Go to the registry of deeds and explain it to them...they may ask for a fee for removing your fathers name (have a copy of his death certificate with you)...but the taxes will not increase because he is no longer alive.

    Good Luck
