Your mortgage company does not want to foreclose on your home.  Call them and tell them your problem.  (Are you looking for a new job or health problem?)  They may be able to add your missed payments on to the back end of your note, or help you arrange a "short sale" or anyone of dozens of ideas.

    They will be upset that you are not making your payments and may suggest some bad ideas (like making your payment using your credit card).  But do talk with them if you are wanting to avoid foreclosure.

  3. A legitimate bank would never suggest that you make your payment using a credit card. If you do reach someone that suggests that, ask to speak with their manager and have them fired!!!! But in all seriousness, your best bet is to start with your current lender to see if they have any options for you. It will be tough going that route, depending on your lender, because based on underwriting guidelines, they might not be able to put you into a new loan option based on your credit scores. You might want to look into speaking with a reputable mortgage broker to see if they have a lender in your network of banks that could offer you a 40 year mortgage. Their is a product, that is conventional, which could get you into a 40 year mortgage. You would most likely have a much higher interest rate because of your credit, but it will help alleviate your payment temporarily, until you can get a grip on your financial situation.
