How do you find a leak if the water meter says no leaks and the water company agrees no leaks

had the water company out, did not find any leaks; drew 1 gallon of water meter read it perfectly. i think tenants are using the water and not telling the truth.

  1. Place a new facet on your hose connections with a padlock that will stop them or ask a friend that has a trail camera and set it up where your water outlets are and see who the thirsty one in neighbor hood is


  2. There are no leaks.  If the meter registers what you drew then there isn't a leak.

  3. Drive away like you are going to work or what ever it is you do, park around the corner, walk back and watch your tenants tap into your hose bib. It sucks but it happens. I know they seem like nice people.

  4. You might want to look at putting a lock on it if its outside- or rub poison ivy all over it and wait...good luck

  5. Could be the water line under ground from the water meter to your building.

  6. Have you tried an independent plumber?  It could be the water company themselves...I went out of town once for a month, and came home to a 150.00 dollar water bill- (private residence, only two other homes on circle)-  they said they read the meter and that water was used-had a plumber come and he said they never checked it and were "guesstimating"- I won the war- but in your case, I don't know your situation, and with tenants, you can't tell.. apts. or home? Could they be watering neighbors yards...Or selling the water? Do you pay the water bill for your tenants? Many things could be involved...Laura

  7. Maybe your tenants are leaking  ...err, stealing.
