How do you find the rebuildable value of your house?

  1. Check your buildings insurance documents,

    Its always printed on that.


  2. The Association of British Insurers have an on-line tool to calculate the rebuilding cost of your house for insurance purposes. http://abi.bcis.co.uk/

    Also,:

    -check your buildings insurance policy documents as this figure may also be listed there

    -find a Chartered Surveyor in your area who can carry out a survey and provide you with a rebuild figure.

  3. Look on your property tax receipt.   The "land" is just that.  "improvement" is the value of the house itself.

  4. firstly you would need a good artitech to draw up plans of your original house.

    if the house is completely destroyed then maybe look at an identical house.

    then at least 3 quotes from reputable builders to re-build the house from the plans.

    that should give you a good idea on cost of replacing like for like.

    buildings insurance will not give the cost of re-building as they are not builders but will define what amount of money they are prepared to pay if such a claim is made.

    The insurance company will have an est of what it will cost.  A contractor would have an est also.

    Hopefully the hazard insurance that is/was purchased has a guarantied replacement clause.  Which means if the home were to be destroyed, the insurance company would pay for it.  (there are exceptions like flood and earthquakes.  they require additional riders).
