  1. .   There is a shortage of people to do this. The job is boring. Long hours sitting alone in an office.  SOme days you might have one visitor.  Go to all the apartment complexes nearby and apply.


  2. A leasing consultant is a salesperson.  You should dress professionally, like dealing with people, be able to use a computer, have good communication skills, and be able to overcome objections.

    The best way to find out who's hiring is to apply either at the community or through the property management website for that community.  Have you ever seen those renter magazines, such as For Rent magazine, Apartment Blue Book, or The Apartment Guide? These are usually found in the grocery store right inside the entrance or exit, or sometimes in quick marts.  At the bottom of each page for a community is usually the management company's name.  You can also look online at the websites for these books and see if the management name is listed there.  Then you can find the website for the management company and usually they will have a way for you to apply online.

    When I am hiring a leasing consultant, I look for someone who is upbeat, smiles a lot, has a customer service background, and someone who is willing to learn.  I need someone who can pick up information fast and remember it, who can memorize pricing lists, community policies, city and state ordinances, and can use the computer to maximize time and effort.  

    This is definitely not a boring job.  You need to be quick on your feet, be able to answer questions about the community, call back prospective renters, do rental paperwork and hold resident events.  You will have to file paperwork, call on rental references, keep the office tidy, order office supplies and handle resident issues.  You need to be able to keep your cool when you get an upset resident and be able to find a solution quickly, as well as work well with your other staff members to present a great working team.

    The best thing about being a leasing consultant is that it's an entry level position, and a good leasing consultant is gold to any community manager or property management company.  You are the ultimate source of income for the community, not only by getting new prospects to rent, but by working with current residents so that they are happy and will want to renew again and again.  And in most states it's easy to get promoted, up to assistant manager, community manager, even regional manager, without formal schooling.
