How do you get your first real estate client?

I just moved to San Diego from Ohio and I am working on getting my real estate license right now. I am kind of a shy person so I haven't made friends here yet. What marketing tools work really good for real estate agents to get clients?

  1. Just an idea...(from one shy person to another)

    There are a lot of For Sale By Owners...perhaps, you could go and introduce yourself and see if you could offer them your services.

    You could show them why using a realator is an excellent idea.


  2. By being anything but shy. You have to talk to complete strangers, knowing they may well react negatively to you, every day.

    You call unrepresented sellers and try to get them to meet with you. You door knock the neighborhoods of the areas you want to work just to introduce yourself to the residents. You join organizations that give you a chance to meet people, and at their events, introduce yourself to as many people as possible. You get in touch with old friends – even if they don’t live nearby – and ask them to spread the word if they know of anyone moving to or from your area.

    The key is to get as many people to know who you are as possible and to get them to have a favorable impression of you. Being aggressive & outgoing are necessary traits for success.  

  3. best thing is to work as an apprentice for a good two months after getting the license. you will find all the tricks of trade there.

    moreover, get a nice website done and some quality brochures and pamphlets. distribute them at local events.

    h**l..if you have got a few bucks to spare, sponsor a small event, like a event lunch, breakfast, fiundraiser on behalf of your company's name. set up booths during events and talk to ppl about it. place ads in newspaper. tell all your friends and family about it.

    just make sure u never force or pressure anyone into being ur client. all you do is tell about your services...etc. and they will be the ones coming to you.

    alternatively, hire some volunteers for your office to help out initially.

Get business cards and also if you are going to work for a certain company then they will prolly have a web site so you can get business that way or you can do what my dad does he finds people who are wanting to sell houses and send them a letter asking if he could list the house...it works he has mad a lot of money from all these business things.

  5. If you are shy, this is going to be a very challenging industry for you.  Being outgoing is a very good marketing tool.  The most effective way to get clients is to get out there and talk to people every day.

I can relate.  I was shy as well and still have my moments, yet I've been a Realtor now for 16 years.  This business forces me out of myself.  I first got my license, then I received an opportunity to become a sales counselor for a production builder.  I put my license in inactive status to avoid the high fees and became an employee with benefits.

    While that was a good start for me, the corporate structure wasn't for me and I eventually broke away and became an independent, straight commission with a national brokerage firm who had a training division.  I was with them for eight years before I broke away from them and went with my current brokerage firm, RE/MAX.

    Factoring in your shyness, you may want to consider becoming a Buyer's Agent and work with a team.  There you'll have the support of your peers and help to encourage you along.  Your confidence will build with experience.

    For agents new to an area, working open houses for other agents' listings within your office can be a good start in building clientele.

    As far as marketing tools go, the BEST are handwritten thank you notes expressing your 'genuine' appreciation can do wonders.  It very often initiates their phone call to you at which time strikes up an opportunity to ask for their business or anyone they may know that could use your services.

    Lastly, be creative to figure out ways that will set you apart from the other agents in your area.  More and more agents are specializing.  Know your passion and go in that direction.  Connecting with people to which you to have the same passion will truly make this an enjoyable business in which to work.

  9. You could try burning down their old home or try networking with other agents to get your feet wet in the area. Grow your network, hand out your business cards, join a real estate company, ect.
